Investment property

Hilton Head investment condos

Coligny and Folly Field. I’ve closed two of these, and a quarter of every question my clients ask is about this exact segment.

“Can’t I just tell the bank it’s my primary residence?”

No — and it isn't a grey area. Misrepresenting occupancy on a mortgage application is fraud. In my own words: "this is a big NO, NO, could wind you up in jail." Ask me how the financing genuinely differs instead.

It comes up often enough that it stays on my list of most-asked questions. The financing genuinely does differ between a primary residence and an investment property — rates, down payment and reserves — and the honest route through it is a conversation with a lender, not a misstatement on an application.

Both buyer-side, both on Hilton Head Island. A small sample, stated plainly — I’ve done this twice, not two hundred times.

What buyers ask before they commit

These are verbatim from my clients. I answer them against your specific unit and complex rather than in general — the numbers move too much for a generic answer to be worth anything.

  • If I buy an investment property, can't I just tell the bank it's my primary residence?
  • What are the best condo complexes on the island for return on my money?
  • Is it better to buy an investment condo near Coligny Beach or Folly Field Beach?
  • What is the average daily rental rate for that unit?
  • Who are the best property management companies?
  • What are the advantages of self-managing my investment property?

Thinking about an investment unit?

Bring the complex you're looking at and I'll tell you what the regime documents actually say.
