I bought my house in Moss Creek in July 2022 and I have been inside those gates ever since. My office window looks over the marsh and the 18th hole of the South course. Six of my closings are in that one community, which means a Moss Creek seller is hiring a neighbour who knows what the last six houses actually went for — not an agent reading the same public records you can.
Bluffton is also the everyday end of my record rather than the trophy end, and I think that is the more useful thing to know about me. The range above is the range most people in this market are actually buying and selling in — not the one that makes the best headline.
One local clarification worth having, because the name misleads people constantly: Sun City Hilton Head is in Bluffton, not on Hilton Head Island. If you are searching for it, you are searching for Bluffton.
